Larger jobs (full repaint, flooring, appliance replacement, renovations) run through the quote desk: two or three quotes from verified trades, you choose, a coordination fee of 5 to 8% of the accepted quote (minimum $250).

Who you are dealing with: turnover services are provided by an independent service company owned by William Forbes's family, not by the brokerage. You contract with that company directly; the trades are its licensed and insured sub-contractors. William Forbes, Salesperson, Corcoran Horizon Realty, Brokerage, discloses his family interest to his own clients in writing.
What does "verified" mean?

Each trade has a liability insurance certificate on file, WSIB clearance where it applies, and the relevant licence for electrical or gas work, checked on the booking date. Workmanship issues reported within 7 days are redone at no charge.

What if the unit needs more than the package?

Anything outside the package is quoted on site and approved by you in writing before the crew continues. Nothing is added to the invoice without your yes.

Cancellation

Free up to 48 hours before the crew's arrival window; 25% of the package after that. Wasted trips caused by access problems are billed at $95.
